The Residential Tenancies Act was amended on 1 October 2010 so that if landlords intend being away overseas for more than 21 days they must now appoint a New Zealand based agent to manage their properties whilst they are away.
We will pay you any lost rent, upto a maximum of 6 weeks to a maximum of $1500, if we cannot locate your tenant within 6 months of them leaving your tenancy. This will be paid to you within 6 months after the date of termination or when the tenant pays whichever is sooner.If the tenant is located, and an arrangement to repay the unpaid rent is gained by instalments, this will nullify any claim against this guarantee until such time as the tenant stops paying again and cannot be relocated within 6 months after the date of the last payment.

Debt collection and tracing costs fixed at the current rate of option 2, per our Fee Schedule, of all rent money owing per Tenancy Tribunal or Mediator Order that is granted.
C.I.A. Rent Collections has the right to veto any specific tenant due to previous poor paying and/or credit history; or known previous demeanour or attitude; or criminal associations or history. C.I.A. Rent Collections has the right to not accept assignment of rent collection for any particular tenancy address. C.I.A. Rent Collections has the right to immediately terminate the tenancy if rent is unpaid for a period of not less than 21 days.
